Asia-Based Investors with a Preference for Opportunistic Private ...


There are 46 Asia-based institutional investors interested in private equity real estate funds employing the opportunistic strategy. In terms of geographical location, 22% of these investors are headquartered in Japan, 22% are based in South Korea, 20% are Indian firms and 13% are located in Singapore.? The remainder come from other Asian countries such as China, Malaysia, and the Philippines.

The majority of Asia-based investors in opportunistic private equity real estate funds are insurance companies, making up 17% of investors. Corporate investors form the next most significant group, representing 15% of the pool. Banks account for a further 11%, while public pension funds and sovereign wealth funds each make up 9% of the 46 investors. The remaining institutions include asset managers, wealth managers, and investment banks.

Almost all (96%) Asia-based investors in opportunistic private equity real estate funds have a geographic preference for opportunities targeting Asian properties. Less than half (49%) will consider committing to opportunistic private equity real estate funds investing in North America, while 47% have a preference for similar opportunities in Europe.

In addition to opportunistic private equity real estate funds, these 46 investors also gain exposure to the property asset class via other fund types. Sixty-one percent have a preference for value added funds, 52% are interested in core vehicles, and half of this investor pool will commit to private equity real estate funds utilizing the distressed strategy. 48% are also attracted to debt opportunities. The least popular strategy is core-plus funds, with only 39% of these investors indicating they will invest in such vehicles.

One significant investor in opportunistic private equity real estate funds is China Investment Corporation, a sovereign wealth fund which manages approximately $460bn in foreign reserves for the Chinese government. Singapore-based Great Eastern Life Assurance is another investor in opportunistic private equity real estate vehicles. The insurer is responsible for $45bn in assets under management, and has previously committed to Ascendas China Commercial Fund, a value added vehicle targeting grade A commercial towers in Shanghai and Beijing.

My Life As A Military Wife: I Became An Army Wife Almost Overnight

The beautiful thing about the future is that you never know just what?s coming next. Something life changing might be just around the corner, but you must? be willing to take a leap of faith. That?s exactly what counseling student Krystle Talley did the day her boyfriend of only four months, Army Specialist Pettrick Talley, asked her to pack up her home in Nashville and move to Georgia to be with him. They'd met online and communicated mostly over email and telephone. ?I wasn?t prepared for the military life at all, but I just packed up my stuff, got in my car with my son and took off,? said Talley, who was a single mom to son Kinady Daniel, 9, at the time. ?He was an amazing father figure to my son. I liked him, and Kinady liked him. I was very independent.? It was the best impromptu decision she ever made. A few months later, they were happily married and sharing a new home in Georgia. Adjusting to life as a military wife wasn?t easy for Talley, but now that she?s all settled in, she says it?s her ?little community within a community? and she wouldn?t change a thing about her new life.

ESSENCE.COM: Exactly how did you and your husband fall in love online?
KRYSTLE TALLEY: I was living in Nashville and he was living in Clarksville at Fort Campbell. It was sort of a chance encounter. We?d previously known each other before, but we weren?t close or very familiar. I finally decided to get a MySpace page, and we came across each other on there. He sent me a message, and I responded back. I was pretty short, and for two or three weeks, I ignored him. He sent me one last message saying, ?If you want to talk, let me know, otherwise I won?t respond anymore.? So, I responded and we?ve been talking ever since. We spent time talking on MySpace, and then I gave him my phone number. About four months after that, he said. ?They?re PCSing me to Fort Benning, Georgia, do you want me to come with me?? I took a leap of faith.

ESSENCE.COM: Did your son and your husband get along from day one?
TALLEY: Yes, definitely. That was one of the key points in my decision to move. Prior to him asking us to move, he?d always talk to Kinady on the phone and he was already a father figure to him. Kinady liked that, and he followed the rules Pettrick would give him about his schoolwork and things. Thankfully, God ordered our steps, and we moved down there that June. By December he had proposed to me.

ESSENCE.COM: You had quite the whirlwind romance. How did he propose and what was your wedding like?
TALLEY: It was Christmas time, and we were sitting around the tree getting ready to open presents. He came to me and got down on one knee and gave this big speech about how he?s so glad that I took a leap of faith and moved with him. He told me he?s been a better person since I came into his life. Then, he pulled out this little black box. I looked over and [saw that] my son was video recording the whole thing. It was amazing! Then a few months later, we were in the car driving around Georgia sightseeing, and we drove by the courthouse. I asked him if he?d thought any more about when we should get married. He said, ?We can do it right now, if they?re open.? He turned around, we went in the courthouse, and the next thing you know, he, my son, and I, were in front of the justice of the peace signing a marriage license.

ESSENCE.COM: Do you still worry about him being deployed?
TALLEY: He has been deployed before. He was in Iraq for a year. That?s something that was very hard on him. That?s something that we still deal with right now. I wasn?t with him when it happened, so I didn?t really experience that, but when he returned and we actually lived together, he was still dealing with a lot of the effects. It will always be an issue. As long as my husband puts on that uniform and leaves out of the house every day, it will always be an issue. I try to avoid watching the news whenever it concerns the military because I always have fears.

ESSENCE.COM: How do you get used to moving around so much?
TALLEY: Thank God he found a wife who loves to travel. He was blessed with someone that doesn?t mind picking up and moving. I?ve raised my son to never be scared of change or something new. My son has always said, ?As long as Mommy?s there, I?m there.? Since we?ve been together, we?ve moved twice. Military spouses are always on edge trying to figure out where their life is going to be next year.

ESSENCE.COM: What?s life like living on a military base?
TALLEY: We were able to move onto post because we were married. They have much better housing. My son goes to a military-preferred school, which means a lot of the kids at his school are military-kids, so they get along better because they understand each other. The neighborhood we live in is so close-knit. Everyone watches out for everyone, and the kids play with each other. There?s no safety issue because we know the military police are always watching out for us. It?s like our own community within a community. It may seem like it?s more serious because of what people see on TV, but it actually is a lot of fun ? we do a lot of different things together. We have different sister functions. We exercise together. Sometimes we even trade off babysitting.

ESSENCE.COM: What's next for you and your family?
TALLEY: I?m very independent. I want to have my own foundation, so that people know me not just as SPC Talley?s wife. I want them to say, ?Oh, that?s Krystle, and she has her own business too.? I?m almost finished with a degree in Christian Counseling, and once I finish, I?m going move forward with the certification. I?m really sticking with my Christian Chameleon blogging also because that?s a very good way for me to speak to other people through words that I can?t physically talk to.

Study points to causes of high dolphin deaths in Gulf of Mexico

The largest oil spill on open water to date and other environmental factors led to the historically high number of dolphin deaths in the Gulf of Mexico, concludes a two-year scientific study released today.

A team of biologists from several Gulf of Mexico institutions and the University of Central Florida in Orlando published their findings in the journal PLoS ONE.

For the past two years, scientists have been trying to figure out why there were a high number of dolphin deaths, part of what's called an "unusual mortality event" along the northern Gulf of Mexico.

Most troubling to scientists was the exceptionally high number of young dolphins that made up close to half of the 186 dolphins that washed ashore from Louisiana to western Florida from January to April 2010. The number of "perinatal" (near birth) dolphins stranded during this four-month period was six times higher than the average number of perinatal strandings in the region since 2003 and nearly double the historical percentage of all strandings.

"Unfortunately it was a 'perfect storm' that led to the dolphin deaths," said Graham Worthy, a UCF provosts distinguished professor of biology and co-author of the study. "The oil spill and cold winter of 2010 had already put significant stress on their food resources, resulting in poor body condition and depressed immune response. It appears the high volumes of cold freshwater coming from snowmelt water that pushed through Mobile Bay and Mississippi Sound in 2011 was the final blow."

The cold winter of 2010 was followed by the historic BP Deepwater Horizon disaster in April 2011, which dumped millions of gallons of oil into the Gulf of Mexico, likely disrupting the food chain. This was in the middle of the dolphins' breeding season. A sudden entry of high volumes of cold freshwater from Mobile Bay in 2011 imposed additional stress on the ecosystem and specifically on dolphins that were already in poor body condition.

"When we put the pieces together, it appears that the dolphins were likely weakened by depleted food resources, bacteria, or other factors as a result of the 2010 cold winter or oil spill, which made them susceptible to assault by the high volumes of cold freshwater coming from land in 2011 and resulted in distinct patterns in when and where they washed ashore," said Ruth Carmichael, a senior marine scientist at the Dauphin Island Sea Lab, an assistant professor of Marine Sciences at the University of South Alabama and the lead author of the study.

The majority of perinatal strandings were centered on the Mississippi-Alabama coast, adjacent to Mobile Bay, the 4th largest freshwater drainage in the U.S. The onshore movement of surface currents during the same period resulted in animals washing ashore along the stretch of coastline where freshwater discharge was most intense.

Others who contributed to the study include: William M. Graham and Stephan Howden from the University of Southern Mississippi, Stennis Space Center and Allen Aven from the Dauphin Island Sea Lab and the University of South Alabama.

Worthy is the Hubbs Professor of Marine Mammalogy. He received his PhD in 1986 from the University of Guelph in Canada and then completed post-doctoral training at the University of California at Santa Cruz, where he studied elephant seals, bottlenose dolphins and California sea lions. He spent 11 years as a faculty member in the Department of Marine Biology at Texas A&M University at Galveston and served as the State Coordinator for the Texas Marine Mammal Stranding Network.

Worthy and his team at UCF have been studying dolphin populations in the Pensacola and Choctawhatchee bays for years.

Pakistan shuns physicist linked to 'God particle'

ISLAMABAD (AP) ? Pakistan's only Nobel laureate helped develop the theoretical framework that led to the apparent discovery of the subatomic "God particle" last week, yet his legacy has been largely scorned in his homeland because of his religious affiliation.

It's a sign of the growing Islamic extremism in his country.

Adbus Salam, who died in 1996, was once hailed as a national hero for his pioneering work in physics and work that guided the early stages of Pakistan's nuclear program. Now his name is even stricken from school textbooks because he was a member of the Ahmadi sect that has been persecuted by the government and targeted by Taliban militants, who view them as heretics.

Their plight ? along with that of Pakistan's other religious minorities, such as Shiite Muslims, Christians and Hindus ? has deepened in recent years as hard-line interpretations of Islam have gained ground and militants have stepped up attacks against groups they oppose. The majority of Pakistan's citizens are Sunni Muslims.

Salam, a child prodigy born in 1926 in what was to become Pakistan after the partition of British-controlled India, won more than a dozen international prizes and honors. In 1979, he was co-winner of the Nobel Prize for his work on the so-called Standard Model of particle physics, which theorizes how fundamental forces govern the overall dynamics of the universe.

Salam and Steven Weinberg, with whom he shared the Nobel Prize, independently predicted the existence of a subatomic particle now called the Higgs boson, named after a British physicist who theorized that it endowed other particles with mass, said Pervez Hoodbhoy, a Pakistani physicist who once worked with Salam. It is also known as the "God particle" because its existence is vitally important toward understanding the early evolution of the universe.

Physicists in Switzerland stoked worldwide excitement Wednesday when they announced they have all but proven the particle's existence. This was done using the world's largest atom smasher at the European Organization for Nuclear Research, or CERN, near Geneva.

"This would be a great vindication of Salam's work and the Standard Model as a whole," said Khurshid Hasanain, chairman of the physics department at Quaid-i-Azam University in Islamabad.

In the 1960s and early 1970s, Salam wielded significant influence in Pakistan as the chief scientific adviser to the president, helping to set up the country's space agency and institute for nuclear science and technology. Salam also assisted in the early stages of Pakistan's effort to build a nuclear bomb, which it eventually tested in 1998.

Salam's life, along with the fate of the 3 million other Ahmadis in Pakistan, drastically changed in 1974 when parliament amended the constitution to declare that members of the sect were not considered Muslims under Pakistani law.

Ahmadis believe their spiritual leader, Hadrat Mirza Ghulam Ahmad, who died in 1908, was a prophet of God ? a position rejected by the government in response to a mass movement led by Pakistan's major Islamic parties. Islam considers Muhammad the last prophet and those who subsequently declared themselves prophets as heretics.

All Pakistani passport applicants must sign a section saying the Ahmadi faith's founder was an "impostor" and his followers are "non-Muslims." Ahmadis are prevented by law in Pakistan to "pose" as Muslims, declare their faith publicly, call their places of worship mosques or perform the Muslim call to prayer. They can be punished with prison and even death.

Salam resigned from his government post in protest following the 1974 constitutional amendment and eventually moved to Europe to pursue his work. In Italy, he created a center for theoretical physics to help physicists from the developing world.

Although Pakistan's then-president, Gen. Zia ul-Haq, presented Salam with Pakistan's highest civilian honor after he won the Nobel Prize, the general response in the country was muted. The physicist was celebrated more enthusiastically by other nations, including Pakistan's archenemy, India.

Despite his achievements, Salam's name appears in few textbooks and is rarely mentioned by Pakistani leaders or the media. By contrast, fellow Pakistani physicist A.Q. Khan, who played a key role in developing the country's nuclear bomb and later confessed to spreading nuclear technology to Iran, North Korea and Libya, is considered a national hero. Khan is a Muslim.

Officials at Quaid-i-Azam University had to cancel plans for Salam to lecture about his Nobel-winning theory when Islamist student activists threatened to break the physicist's legs, said his colleague Hoodbhoy.

"The way he has been treated is such a tragedy," said Hoodbhoy. "He went from someone who was revered in Pakistan, a national celebrity, to someone who could not set foot in Pakistan. If he came, he would be insulted and could be hurt or even killed."

The president who honored Salam would later go on to intensify persecution of Ahmadis.

Salam was targeted even after his death. His body was returned to Pakistan in 1996 after he died in Oxford, England, and was buried under a gravestone that read "First Muslim Nobel Laureate," but a local magistrate ordered the word "Muslim" to be erased, said Hoodbhoy.

Since Salam's death, life has become even more precarious for Ahmadis in Pakistan. Taliban militants attacked two mosques packed with Ahmadis in Lahore in 2010, killing at least 80 people.

"Many Ahmadis have received letters from fundamentalists since the 2010 attacks threatening to target them again, and the government isn't doing anything," said Qamar Suleiman, a spokesman for the Ahmadi community.
